The Cottage at Down Yonder Farm

Welcome! Thanks for visiting our farm. My family has been proud stewards of this land since 1978, and we hope you love it as much as we do.

  • Our address is 811 Lipscomb Grove Church Rd., 27278. There are two mailboxes at the head of our gravel road. Max speed on the driveway is 10mph. Follow the gravel road all the way to its end (past another house), and park right beside the cottage.

    Please do not block access to the driveways or the loop.

    The cottage will be left unlocked for you, with a set of keys inside the front door.

  • House rules:

    • There may be no other guests on the premises other than the number of people specified in your confirmed booking at ANY time, unless prior arrangements have been made in writing.

    • Max speed of 10mph on the driveway

    • Do not block driveways

    • No pets

    • No commercial photography or filming

    • No parties or events

    • No loud music

    • No smoking in the house or on the front and back porches.

    • Children must be attended by an adult at all times

    • Outbuildings, storage areas/shelters, sheds, unmarked trails, fenced pastures, or barns are strictly off-limits.

    Common risks: Being on a farm property naturally comes with risks, so please take care during your visit. Risks include (but are not limited to), splinters, slippery surfaces, insect strings or bites, poison ivy, uneven ground or holes. Our pond is accessed at your own risk.

  • You may be sharing the property with guests of the farmhouse, small groups using our music hall, or our family. You’ll have private use of the cottage and outdoor area just behind it.

    Please enjoy the back yard, trampoline (max 2 people; use at your own risk), the path to the pond, and the dock (see safety rules). Ask Jessie if you’d like to meet the donkeys or get a tour of the trails!

  • Please help us save energy and expense by using heat and AC minimally, and turning down or off while you’re away. The screen doors offer a great cross breeze, and who doesn’t love a ceiling fan?

  • We don’t keep a TV in the cottage! You may use our little bluetooth speaker for music. The best show may be the firefly display from the back porch around dusk; don’t miss it.

  • NOTE: North Carolina is experiencing a long-term, serious drought. Some of our neighbors’ wells are running dry. Ours is keeping up so far, but you can help by using only as much water as you need and keeping showers short.

    The tap water is safe for drinking and cooking, but we recommend using our bottled water dispenser for drinking.

  • If the containers get full during your stay, you can place trash bags and recycling in the bins by the red truck in the garage.

  • Don’t leave food out overnight, and please make sure to keep the surfaces and sink clean to avoid pests and rodents.

    We use a septic system. Do not flush anything besides toilet paper.

  • Check-in: 4pm
    Check-out: 10am

    We’re happy to accommodate change requests if we’re able! Please confirm as early as possible

    • Please let us launder house linens and towels. You may leave towels on the bathroom floor and sheets on the bed.

    • If you have excess trash or recycling that won’t fit in the cans, place in the bins by the garage.

    • Please wipe down counters, table, and sinks to avoid attracting pests.

    • Turn off both heat/AC sources and leave ceiling fans on.

    • Leave the cottage unlocked, and make sure to return the keys to their hook.
