Welcome to Down Yonder Farm! Thank you for choosing our home for your stay. My family has been proud stewards of this land since 1978, and we have a deep connection with the surrounding community. We hope you have a wonderful stay and love it as much as we do. Below is some information about the farmhouse and surroundings.

Don’t trust GPS! Google Maps will send you to the wrong road a few miles away if you use our mailing address. Instead, please use our shared driveway neighbor’s street number, 817 Lipscomb Grove Church Rd, 27278.
Our driveway is about halfway down Lipscomb Grove Church Rd, near the Baptist Church. You’ll see two mailboxes at the head of our gravel road, numbered 817 and 811. Follow the gravel road ALL the way to its end (past another house), and park along the driveway.
Max speed on the driveway is 10mph. Please park off to the side of the loop so that vehicles can pull around.

Downstairs is located between the bookshelves in the hallway of the TV room. Upstairs is located in the hallway between the Treetops bedroom and the Sunset bedroom, adjacent to the library.
Note: Please help us reduce energy use and cost! Old farmhouses are very demanding to heat and cool. Make sure to keep doors and windows closed when the heat or AC is running. Lower heat and AC output when away from the house. In mild weather, we highly encourage you to turn off the heat/AC and experience the window breeze!)Item description

Our well water is safe for all uses. Its capacity should be plenty for your needs, but if a very large quantity of well water is drawn quickly (i.e. multiple baths and long showers in quick succession), it can cause the water to run temporarily silty. This is safe for bathing and will clear up on its own. Use our water dispenser until clear.

First, safety:
Guests assume all risks involved with the wood stove.
If you have any issues or are getting too much smoke in the house, stop immediately and call Jessie at 919-381-7707 to troubleshoot.
Never touch any part of the wood stove with bare hands.
Never place anything on top of the wood stove.
Never leave the room while the door isn’t fully closed.
Keep anything flammable away from the stove.
Do not use if you are with young children who shouldn’t be trusted not to touch or play too close.
How to operate the wood stove:
Make sure that a) the lever on the right side of the stove (the flue), just behind the door, is pointed up and back, towards the chimney, and b) the brass handle on the front of the stove is rotated ALL the way counter-clockwise.
If starting with a cold stove, place a lit candle inside the stove with the door closed for 10 minutes. This removes air blocks in the chimney that can cause smoke to come into the house.
Build your firewood setup before lighting, as smoke comes into the house very easily with the door open. Use 1-2 pieces of treated kindling to start. Once you light your kindling, close the door and leave cracked about 1” until the fire is strong. Do not leave the room while the door isn’t fully closed. If you need to open the door to adjust your wood or add kindling, do it quickly to avoid smoke coming in.
Once you have some steady flames, close the door securely and keep the flue (back lever) in an open position.
When the temperature is at least 300 degrees, close the flue almost all the way, and then use an oven mitt to rotate the brass handle on the front fully clockwise, so that it’s parallel to the floor. This engages the catalytic converter and makes your firewood burn more efficiently. Any time you open the door, even for a second, you must turn the brass handle back counter-clockwise. Otherwise the room will fill with smoke. You can leave the catalytic converter engaged as the fire cools down overnight, but turn it off before building a new fire.

Note: Emphasize that access is from Lipscomb Grove Ch. Rd., NOT Copper Creek Place, and that the house is all the way down the driveway.
Flashlights are located in the table drawer in the entryway in the event of a power outage. If this happens, you may see utility trucks come down the driveway, as they access power lines from our property.

There may be no other guests on the premises other than the number of people specified in your confirmed booking at ANY time, unless prior arrangements have been made in writing.

Park off to the side of the driveway, and do not pull fully onto the grass. Do not block the driveway loop for other vehicles and deliveries.

No loud music
No outdoor amplified music, including bluetooth speakers, after 10pm
No smoking in the house or on the front and back porches.
Children must be attended by an adult at all times

Accessible areas: During your stay we invite you to enjoy exclusive use of the house, the front and back porches, the hot tub, and the outdoor shower. Guests are also welcome to use the trampoline, the “shady grove”, the path to the pond, and the dock; these spaces may be shared by others during specific events or separate rentals on the farm. Ask Jessie whether any other events will occur during your stay.
Off-limits areas: Please do not enter any outbuildings, storage areas/shelters, sheds, unmarked trails, fenced pastures, or barns without written permission. Do not touch any tools or farm equipment. Contact Jessie with any questions.
Common risks: Being on a farm property naturally comes with risks, so please take care during your visit. Some common risks of being on a property like ours include (but are not limited to):
Tall grassy areas that may contain snakes and/or biting insects
Splinters from weathered wood boards
Slippery surfaces
Bee and wasp stings
Tick bites
Poison ivy
Uneven ground, roots, or holes around the property
Drowning risk in or around pond
Falling branches and tree limbs

HOT TUB & OUTDOOR SHOWER:
PLEASE NOTE: The hot tub is currently closed for the season. The outdoor shower is available year-round except during extended freezing temperatures, and is located on the back porch. The hot tub is currently off-season. It’s available from October 1st through April 30th.
WATER:
We provide optional drinking water at the dispenser in the dining room. However, our well water is safe for all uses. If a large quantity of well water is drawn at once, the low well level may cause the water to run silty. This is totally safe, but you may want to avoid multiple shower at once, especially in the dry months.

Land line
There is a land line in the living room to the right of the TV. The number is 919-732-7254. You’re welcome to use it for calls. If it rings, please ignore it unless you’re expecting a call; it is mostly spam calls. It does not receive voicemails.
Emergency services
Call 911 in the event of emergency, either from your cell or the land line. Please emphasize that access is from Lipscomb Grove Ch. Rd., NOT Copper Creek Place. Advise them to follow driveway all the way down.
Power outages
Flashlights are located in the table drawer in the entryway. You may occasionally see utility trucks come down the driveway, as they sometimes need access to lines from our property.
