Down Yonder Farm
Down Yonder is a 50-acre family farm in northern Orange County, just 20 minutes from downtown Durham, 35 from Chapel Hill, and 15 from downtown Hillsborough. Set back half a mile from the road and surrounded by forest, the property is quiet, beautiful, and full of nature and history to explore.
The family Farmhouse sits in the middle of the property with a view of sprawling meadows and a small pond. Guests have exclusive private use of the house, porches, and hot tub, and near-private access to the property’s many beautiful outdoor spaces. You’re welcome to explore our trails through the surrounding woods and visit the 40-year-old dock on our little pond. Enjoy the swings in our shady grove and the sunny backyard with plenty of spaces to sit and gather. The property will be shared by on-site farmer caretakers with their own dwelling in late 2024. Two donkeys and a friendly barn cat also live on the farm. The owner visits two or three times a week for maintenance and upkeep around the farm. For the most part, guests have the place entirely to themselves
The Farmhouse
The Farmhouse is a 3-4 bedroom, 3.5 bathroom home originally built in 1909, with an addition added in 1990. A sunny office/guest room is easily used as a 4th bedroom. Full of historic charm with hardwood floors, beadboard walls and ceilings, and wide porches, the house can easily host a large family or group of friends.
Bedrooms
Meadowview
Full-size bed. Meadowview is our single downstairs bedroom, alternately used as an office or sitting area, with sprawling south-facing views of the field and pond. It has a full-size bed, large desk, and sitting area. A full bathroom with a shower is immediately adjacent.
Haven
King-size bed. The Haven room is part of the original 1909 farmhouse. The dark, unpainted wood walls and ceiling absorb the light for a womb-like feeling. King-size bed, desk, and original Eames leather lounger make for a moody, cozy stay. A large bathroom with a bathtub is right outside the door at the top of the stairs.
Treetops
Queen-size bed. Directly above Meadowview with gorgeous southern light and wide bay windows, Treetops gives the feel of waking up cradled amongst tree boughs. There is a queen size bed, desk, and armchair. Treetops shares a full bathroom with bathtub with the Sunset room.
Sunset
Full-size bed. Sunset is a large West-facing bedroom overlooking the property’s original tobacco barn and back yard. Quiet and sunny, Sunset has a full-size bed, chaise lounge and desk, and shares a full bath with the Treetops room.
Other sleeping options
The “wood stove room” has a comfortable leather sofa that can sleep one person. The living room has a large sofa that can sleep one person. The “library” upstairs has a double chaise that can sleep one person if they’re not too tall, or two children.
Any of the bedrooms except Meadowview can easily have a second bed added if needed for multiple roommates.

Amenities
Internet
We’ll be honest, it’s not great! Our only option currently is Brightspeed DSL. It’s adequate for streaming and basic internet use (email, zoom, etc), but unreliable for uploading any large content. If you rely on internet for live-streaming or uploading content, plan on doing that off the farm. Our family relied on Zoom for years, and got by pretty well. Cell service is lacking as well, so you’ll want to use wifi calling. There is a landline for emergencies.
Hot tub
The back porch as a 4-person hot tub guests of The Farmhouse can enjoy. It will require some basic upkeep and treatment that guests will need to agree to during their stay.
Supplies
Our kitchen is stocked with cookware and dishware and most kitchen items that you would need. Some basic cooking items, such as olive oil and salt, will be provided, but may need to be restocked during your stay. All beds have one set of linens provided, and each bathroom has two sets of guest towels. The laundry room has detergent to get you started, and basic cleaning supplies, including a vacuum, are available.
